What this means for buyers

  • Countywide prices were roughly flat over the year (median sale price −1.5%), so the data doesn’t point to a rush. Individual homes still vary widely; recent sales of comparable homes matter more than any median.
  • Homes sold for 97.0% of list price on average across the county, 97.7% in Port St. Lucie and 94.5% in Fort Pierce. On many listings there has been some room between list price and sale price.
  • About one in five active county listings (19.1%) had a price reduction in September, according to Realtor.com®.

What this means for sellers

  • Median time on market ran from 86 days (Port St. Lucie) to 104 days (Fort Pierce). Plan your timeline, and your carrying costs, around months rather than weeks.
  • Pending listings were up 7.6% from a year earlier while active listings were down 3.3% (Realtor.com®, county). Buyers are active, and pricing close to recent comparable sales matters.
  • Only 1.3% of Fort Pierce homes and 13.0% of Port St. Lucie homes sold above list price over the three months, so pricing high and waiting for a bidding war has been the exception.

These notes describe the numbers above. They aren’t a forecast, and every home and situation is different.

How to read these numbers

  • Median sale price: half of homes sold for more, half for less. Redfin reports it over a rolling three months.
  • Days on market: Redfin’s figure is for homes that sold. Realtor.com®’s is for listings still on the market. They measure different things, so they won’t match.
  • Sale-to-list ratio: the average sale price as a percentage of the final list price. Under 100% means homes sold below list on average.
  • Months of inventory: how long the current listings would last at the current pace of sales.
