How this is calculated
Principal and interest use the standard fixed-rate formula: payment = loan × r ÷ (1 − (1 + r)−n), where r is the monthly rate and n is the number of payments. Taxes and insurance are divided by 12. Mortgage insurance is the annual rate × the loan amount ÷ 12, and in real life it can drop off or change; ask your lender.
Private mortgage insurance is usually required on a conventional loan with less than 20% down (CFPB). Compare lender quotes on the official Loan Estimate form (CFPB).
