What are closing costs in Florida?

Answered by Isaiah James, REALTOR® · Updated October 19, 2026

Quick answerFlorida closing costs include state taxes that most states don’t have: documentary stamp tax on the deed ($0.70 per $100 of price), doc stamp tax on a new mortgage ($0.35 per $100), and a 0.2% nonrecurring intangible tax on the mortgage. Then add title, lender, and recording fees.

Florida-specific taxes at closing

  • Deed doc stamps: In every Florida county except Miami-Dade, the documentary stamp tax on a deed is 70 cents per $100 (or portion) of the price.
  • Mortgage doc stamps: A recorded mortgage is taxed at 35 cents per $100 of the amount borrowed, with no cap.
  • Intangible tax: A one-time tax of 2 mills (0.2%) on loans secured by Florida real estate. The lender owes it but may pass it on to the borrower.

Who pays what?

Under state law, all parties to the document are liable for the doc stamp tax, no matter who agrees to pay it. In practice, the purchase contract spells out who pays each cost, and that’s negotiable. I’ll go over every line with you before you sign.
